GENERAL DESCRIPTION
The Physical Plant’s mission is to provide a safe, clean and comfortable, living and learning environment for the students, faculty and staff of the University. This will be performed in conformance with a variety of standards to complete tasks related to all phases of construction and maintenance, remodeling and construction of new facilities of the University’s properties. The Maintenance Manager/Electrician also works closely with the Physical Plant Director in planning the functions of the department and with the Carpenters, Painter and Electrician in performing many of their duties.
RESPONSIBILITIES
- Assist the Director in supervising employees under Manager’s leadership in day-to-day operations, as directed.
- Check work order log daily for needed repairs and assign daily tasks not already designated, which may include assisting the Plumber, Electrician, Painter, Carpenter and HVAC Technician with major issues, and the preparation of the facility for incoming faculty or staff and the relocation of faculty or staff.
- Manage daily vehicle pool reservations including, but not limited to: collection, fueling, servicing, reissuing, cleaning and small repairs. Schedule large repairs to the appropriate agent.
- Plan, assign and supervise special projects, issued by the Director, such as new construction or remodeling, which may include, but are not limited to: carpentry lay-out and install rough-in, install electrical components and fixtures, sheetrock, finish carpentry, flooring, painting and sidewalk installation or repair, underground power, inner duct, fiber, and water and sewer lines.
- Attend and report during scheduled managers meetings.
- Monitor and maintain inventory of electrical supplies and components, along with other products needed to complete the task, following proper Purchase Order procedures.
- Perform yearly evaluations of employees under Manager’s supervision as outlined by Human Resources.
- Complete continuing education in related fields.
- Assist Event Specialist, as necessary, in preparations for special functions or activities which may include, but are not limited to: setting up for Graduation or other groups that include Fine Arts events, Homecoming, Board of Trustees, Christmas lighting placement and removal, and assisting with parking (from placement of barriers to directing traffic flow) during some of these events.
- Plan, conduct and/or assist with the preventive maintenance schedule of the campus facilities which include, but are not limited to: painting the interior and exterior of the facilities, summer maintenance of the dorm facilities, interior and exterior lighting areas.
- Assist in providing a clean work environment that includes, but is not limited to: sweeping and cleaning shop area, haul-off of excess trash and debris, haul-off of scrap metal, old batteries, used lighting, used oil and other hazardous waste, and to dispose of properly under EPA guidelines and record properly.
- Assist in special projects and any other activity that may be required to complete the mission and objectives of the University’s Administration and Physical Plant.
QUALIFICATIONS
- A high school diploma or GED is required. Due to the various types of required work, a minimum of 3 to 5 years of work experience related to this position is required depending on formal training received.
- Candidate should have carpentry technical training and a journeyman’s electrical license issued by the state.
- Must be competent in the reading of blue prints.
- SWU is committed to maximizing the use of technology in its daily operations and in achieving its strategic goals; the ideal candidate will be familiar and comfortable with web-based, mobile and PC applications including but not limited to the use of Microsoft Office (Outlook, Word, Excel). Computer technology is utilized for receiving and logging in work orders on a daily basis and the completion of written reports that may be required. It is also used in the setting of controls in various locations.

- Physical/Environmental Requirements. This position requires strenuous activities from time to time and is classified as heavy work which involves lifting up to 100 pounds. The work environment includes inside and, at times, outside work in a variety of weather conditions. Must be able to operate a motor vehicle and have a clean driving record.
- Safety Requirements. As an employee of the Physical Plant it is imperative that all safety procedures are carried out as outlined in its policies (e.g., lockout/tagout, hazard communication, personal protection equipment, spill prevention, and much more). These are available in the Director's office for review. All new employees will go through a safety orientation.
- Hours of Operation. The Physical Plant Department operates on a 40 hour per week work schedule, but may require additional work hours in an emergency and/or during special events.
- Pre-employment Screening. Employment is contingent on the completion a criminal background screening.
